Acquisition and Development of Client Premises in the ‘Square Mile’ of London

A key NSM client had very reluctantly made a decision to move one of their premier offices in the heart of city of London, as the overhead costs were exceeding the sustainable income levels the office was currently able to generate due to the worldwide economic turmoil and nervousness in clients to make longer-term investment decisions.

NSM negotiated with the client’s Landlord for an early release on the current lease commitment whilst sourcing new, larger and more attractive premises for our client at a considerably reduced cost just around the corner from the existing premises.

These new premises did not tie our client into another long-term lease commitment as ‘breaks’ were negotiated at agreeable points both to our client and the Landlord so that acceptable investment decisions and risk could be established.

NSM were able to explain from our external, professional and impartial perspective the importance of keeping the business located in the city with access to clients because of the profile this gave the business.

A full project management service offering on behalf of the client by NSM included:

  • the identification of the premises
  • negotiation on the lease arrangements with the commercial estate agents / landlord
  • all legal intervention and discussions with solicitors for the client
  • authorisation of appropriate searches on the premises
  • full development of space planning and design for the new premises to accommodate staff and equipment
  • Marketing, launch and theme of new premises for maximum impact for client and their customers
  • identification and purchase of premises, equipment and furniture
  • engagement of removal and storage providers

The project was turned around from start to finish in just three months for our client with the opportunity for a major launch to customers in the spring.
